Zoning Variance in Woodridge on the agenda before ANC 5C in February

There aren’t many vacant lots so we don’t get many brand new houses in Woodridge. Below is information on a proposed new house on Girard Place and Belair Place, by the end of Langdon Park with the ballfields and pool.

At the upcoming February ANC 5C meeting we will see a presentation from folks who want to build a house on the northwest corner of Belair Place NE and Girard Place NE:

The builder needs a variance from the Board of Zoning Adjustment because the lot is slightly smaller than the minimum to build in this zone (R-1-B). The lot is about 3,900 square feet and the minimum is ordinarily 5,000 square feet. Other than that, the house meets all the other requirements, including lot occupancy (how much of the lot is covered with the footprint of the house); parking (has a garage); rear and side setbacks; and maximum height.

The lot is the only one on the block that does not have a building. Based on reading the documents in the Board of Zoning Adjustment case (#18727), the lot seems to have been the last lot cut out in this block, so it is slightly smaller than the others.

The proposed house will be three stories (2 above ground + a basement). You’ll see a garage and two stories on Belair Place NE and the basement would be half exposed looking almost like three stories on the Girard Place side.

The ANC can vote to support or oppose the variance or not take a position at all. The determination of the ANC is not final, it only advises the final decision makers, the Board of Zoning Adjustment (BZA). The BZA is required to give the ANC “great weight” when making its final decision.
